Portal leads, site visits, tower-by-tower inventory, channel partners, bookings and construction-linked demand letters in one system, with WhatsApp and SMS built in. We build it for the way you sell, at a fixed milestone price, and the code is yours.
AvanceZone Technology builds custom real estate CRM software for builders, developers and brokerages from Sulur, Coimbatore, where we have written business software since 1998. Instead of renting a product per user, you get a CRM built around your projects: portal, ad and website leads de-duplicated by phone, site-visit scheduling with WhatsApp reminders, unit inventory by tower and floor, channel-partner attribution, booking stages and payment-schedule demand letters. It is quoted by scope after a discovery call, on fixed milestones, with no per-user fees and full source-code ownership. SMS and WhatsApp run on our own platform.
There are good real estate CRM products sold per user per month. For some builders they are the right answer, and we say so on the first call.
| Logins | Per year at ₹1,000 per user per month | Over five years |
|---|---|---|
| 5 (small sales team) | ₹60,000 | ₹3,00,000 |
| 25 (sales, telecallers, site staff) | ₹3,00,000 | ₹15,00,000 |
| 60 (team plus partner logins, if billed as users) | ₹7,20,000 | ₹36,00,000 |
An illustration, not any vendor's price: ₹1,000 per user per month is an assumed round number, before GST. Put in the figure you have actually been quoted. A custom CRM has a one-time build cost quoted by scope, plus an annual support contract and hosting, and none of those grow with the number of users.
Based on how projects are sold in India, from the first portal enquiry to the sale deed. You choose the modules; we leave out the ones you will not use.
99acres, MagicBricks and Housing.com leads come in through their lead emails or downloads, which we read or import, or through a portal's API where your account has access. Plus website forms, click-to-WhatsApp ads and missed-call numbers from your telephony provider.
Every number cleaned to ten digits. A buyer who enquires on three portals is one lead with three sources, and the executive who already owns them is alerted instead of a second one calling.
Book a slot, assign an executive, and send WhatsApp reminders with the location pin the day before and that morning. No-shows are flagged for a call.
Partner sign-up with their RERA agent number, buyer registration with a validity period you set, and a clear record of which partner brought which buyer, before the visit.
Unit type, carpet area, facing and price list per phase. Status moves from available to blocked (with an expiry) to booked, so two executives cannot sell the same flat.
Token, booking form and KYC, allotment, agreement for sale, loan sanction, possession and sale deed. Your stage names and your document checklist.
For construction-linked plans, mark a stage complete and the CRM raises the demand letters, sends them, reminds before the due date and tracks what is paid.
Each project and phase stores its RERA number and QR code, and they are pulled into brochures, project pages and message templates automatically.
Leads and visits by source, visit-to-booking conversion by executive and partner, unsold units by tower, and collections due against received.
An illustration, not a real project. Tower B has 40 booked flats on a construction-linked payment plan, and the site engineer marks the 4th floor roof slab as complete.
What the WhatsApp message could say
Dear {{1}}, as per your payment schedule for Flat {{2}}, Tower B, the 4th floor roof slab is complete. Amount due: ₹{{3}} by {{4}}. Your demand letter is attached. For questions, call {{5}}.
A template, not a real message. Each {{n}} is filled in per buyer. Sent as a utility template, it costs Meta's indicative rate of about ₹0.115 per message, so forty letters come to roughly ₹4.60 before GST and our platform fee.
The same stage can also notify the buyer's bank where a loan is involved, if your process needs it. Rules like that are why demand letters are hard to do in a generic CRM and easy to get right in one built for you.
Section 11(2) of the Real Estate (Regulation and Development) Act, 2016 says a promoter's advertisement or prospectus must prominently mention the website address of the RERA Authority and include the project's registration number. Section 3(1) bars advertising or marketing a project at all before it is registered, and Section 9(1) requires real estate agents to register before they help sell units in a registered project.
States add their own rules. In Tamil Nadu, a TNRERA order dated 1 July 2025 requires print advertisements to show the registration number with the Form-C QR code and the Authority's website address at the top right, and social media posts to carry the registration number and a link to the TNRERA website.
A CRM keeps this from being forgotten: the RERA number and QR code sit on the project record, and every template, landing page and partner kit pulls them from there. It does not make an ad compliant by itself; your legal adviser still approves the wording.
The 10% rule in the booking module. Under Section 13(1), a promoter cannot take more than ten per cent of the cost as an advance or application fee without first signing and registering a written agreement for sale. The CRM can warn the accounts team before a receipt crosses that line.

On a discovery call we go through how leads, visits and bookings move today, tell you honestly whether custom or SaaS fits, and send a fixed milestone proposal if custom does.
